Welcome to Bay Colony — nestled along the west shore of Eagle Creek Reservoir, surrounded by natural beauty and just minutes from everything our home city of Indianapolis has to offer. It is a rare combination: quiet, wooded streets and water views on one side, and the restaurants, schools, and conveniences of a major city on the other.

My wife Emily and I have called this neighborhood home since 2018, and in that time we have watched it grow and change for the better — new families putting down roots, longtime residents continuing to invest in their homes, and a sense of pride that shows up in the small details. We chose Bay Colony as our forever home, and we are raising our family here. The friendships, the front-yard conversations, and the look-out-for-each-other instinct are not things you can manufacture; they happen because of the people who choose to live here.

Gate openers are issued through our HOA management company, Kirkpatrick Management (KMC). To request a replacement or additional opener, contact KMC at (317) 888-8888 or through the Contact Us form on this website. A fee may apply for additional units beyond the standard allotment per household.

Residents may request a temporary gate hold for a private event by contacting KMC at least 48 hours in advance. Please provide the date, start time, and expected duration. Gate holds are subject to board approval and cannot be scheduled for extended overnight periods.

For opening the gate, please contact your neighbor Susie Carmichael by utilizing the neighbor roster in the documents link.

Gate camera footage requests must be submitted to KMC in writing. Footage is retained for a limited time and is generally only released in connection with a documented incident or a law enforcement request. Contact KMC with the relevant date, time, and a description of the incident.

Any exterior modification — including additions, fencing, outbuildings, landscaping changes, paint color changes, or structural alterations — requires prior written approval from the Architectural Review Committee (ARC). Submit a completed Architectural Change Request form (available on the Documents page) to the ARC Chair before beginning work. Unapproved changes may be required to be reversed at the homeowner’s expense per the community covenants.

Bay Colony includes a community water access easement to Eagle Creek Reservoir, available to all homeowners in good standing (current on HOA dues). The easement can be found on the north side of where the property lines of 8621 and 8501 Bay Colony meets.  Contact KMC or a board member for additional details and applicable rules regarding hours of access, permitted watercraft, and conduct. All residents must comply with posted rules and applicable state boating regulations.

 

The HOA Complaint Form is available on the Documents page of this website. Complete the form and submit it to KMC for review. All complaints are addressed in accordance with the community covenants and governing documents.
